Submitting an Offer and Contract Negotiations

After narrowing the properties of interest down to “the one” our top Realtors will work with you to submit an offer and negotiate the contract. This process is an art, and where having a professional to guide you in determining an offer price based on detailed comparative market analyses, assessing current market dynamics and inventory levels can be the difference in getting an offer accepted. As your Buyer’s Representative we will then structure the contract, go through the terms and conditions of the offer (including items that may be customary in the San Jose area), and formally present your offer to the seller. We will maintain open communication and responsiveness to make sure you are informed throughout the process. In the event of a Counter Offer we will diligently negotiate on your behalf and work to get you the best price possible.

Buyers Home Inspections and Contingency Removal

Once a purchase contract has been ratified (signed by both buyers and sellers) the clock starts on a number of items. A typical close of escrow (COE) is 30 days after acceptance. Within that 30 day window a home buyer will have a defined number of days (default is 17 days but is negotiable) to perform any and all inspections, review the inspection reports, work with your lender to order and have the appraisal done and then remove contingencies in a timely fashion. Additionally, during this time we will help you manage all other contractual obligations such as depositing earnest money, providing proof of funds, reviewing reports and other property disclosures, as well as providing names of reputable inspectors and contractors, if needed. If after thorough review and analysis the property meets your expectations, then you can remove contingencies and move one step closer to close of escrow and home ownership.

Sign-Off, Funding and Close of Escrow

Our team of top real estate agents is extremely detail oriented in all facets of the real estate transactional process. Therefore, if all goes well we should be in cruise control at this stage (assuming your loan and finances are in order and no last minute title issues surface). You will bring your closing funds to a sign-off with the escrow officer at a title company, the lender will review the sign-off documents and if everything is acceptable should fund your loan, the title company can then record the deed and you take possession of your beautiful new home!!!
